Understanding the Plans/Plats
Typically there are two plans associated with a
building lot or subdivision. The first is the Development Plan (either
Preliminary or Final depending to which stage it has been approved), which shows
more detail on the physical features of the property. The second plan is the Plat
or Record Plat. The Plat is derived from the Final Development Plan and is the instrument
which, when recorded in the Land Records legally subdivides the
property. Below are examples of both a Development Plan and the Record Plat
with notations about the information shown on them. Not included are the
notations and disclosures on each plan which may contain pertinent information
concerning the property. Each consultant prepares plans differently, so your plan
my not look identical to these.
